Frequently Asked Questions

The Landings at Brooks City-Base offers 24-hour emergency on-call maintenance.

All service requests can be submitted via your resident portal any time of day.

General service requests are completed daily, Monday through Friday. Emergency maintenance requests are serviced as a high priority and may require an associate to service after hours, on weekends, or holidays depending on the request.

No. As long as the permission to enter is given, our associates can enter your home if you are away.

A Landings associate can assist you if it is during office hours. If the leasing office is closed, a local locksmith can assist. If you need new keys to your home, you can enter a service request to be addressed during normal business hours. 

You are able to decorate your home so long as it is returned to it's original condition upon moving out with the exception of "normal wear and tear". 

For maintenance emergencies, call the leasing office and leave a detailed voicemail on the maintenance emergency prompt. A service technician will return your call shortly after.  

 Residents are responsible to replace items such as refrigerator water filter, light bulbs, batteries and A/C filters. 

Club house, pool, Gym (coming soon), and Amazon hub lockers.

The pool is open year-round from 10am to 10pm.

Yes! We offer detached garages, covered parking as well as free, open spaces.

Yes, we offer 5x8 storage units if available. 

Washer and dryer are included in every home!

You may bring your own washer and dryer, but only in select units. Please contact a team member for directions.

Yes, we love our pets!

Monthly pet rent can range from $20-$40 per pet, depending on your pet score. There is a one-time non-refundable $300 fee and $300 deposit required at the time of move-in per pet.

We do have breed restrictions which prohibits aggressive breeds. 

We do not offer a pet park at this time. 

Dishwasher, stove, refrigerator, and microwave are standard in all homes.

We are partnered with Cort who can help us furnish your home to your needs.

Any suite has the ability to be furnished by Cort Furniture Rental.

Yes! Though we do not accept liability for any parcels received.

Our fitness center is open 24 hours a day, 7 days a week!

We will be receiving new equipment sometime in August. As of right now, the gym is closed and has no equipment.

 The Clubhouse is available for rent at a cost of $200 for a half a day and $400 for a full day with a $200 deposit. Restrictions and policies apply, please contact a team member for reservation.

We do not offer a business center at this time. 

Landings offers tours at no cost.

We always recommend an appointment but are always happy to accept walk-ins during normal hours.

Our management team is always available during normal office hours.

Landings is paperless in efforts to go green! All applications should be submitted online via our applicant portal

Applications are typically approved within 24-72 hours should all documents be provided promptly.

Prior to move-in, you will pay application, administrative and risk fees (if applicable), and a security deposit. At time of move-in, you will pay pet fees and deposits (if applicable) and a pro-rate amount for rent if past the 1st of the month. 

Landings is paperless in efforts to go green! All payments must be made electronically via the resident portal or using our Walk-In Payment System (WIPS) accessible at several merchant locations.

Paying rent online is very simple! You first add a payment method (bank and ACH methods do require a 72 hours verification process), then make a one-time payment or use our auto-pay function. Our team can assist with this if needed.

Cable/internet at a monthly cost of $95, door-to-door trash pick-up at a monthly cost of $35, pest control at a monthly cost of $5, and water is sub-metered billed on resident usage.

All renter's are required to provide proof of renter's insurance with a minimum of $100,000 liability. Personal coverage is not required, but strongly recommended.

Internacional offers liability insurance at a $13 cost that can be paid with rent. Contents are not included.

Electricity is set up separately by the resident but our on-site team can provide guidance and information to ease the process.

We provide bulk cabe/internet with Spectrum at a cost of $95 monthly.

Landings loves resident referrals! We always offer a referral promotion to the referring resident after the applicant resides in the home and pays rent for a minimum of 30 days. The referring resident must be listed on the application to receive the promotion. Contact our office for the promotion offered at this time.

Guests are to abide by all policies in the agreement as far as conduct. Guests cannot reside in the suite for longer than 7 days without written permission. Guests are limited to 2 per suite at our amenity areas.

There are often premiums built into shorter lease terms, so the longest lease term may qualify you for a lower price, but is often case by case.

We do not allow Sublet of the lease.

A 60 day notice is required before vacating, if a concession was received during your current lease period, it is required to be paid back, and a termination fee is also due prior to move-out. Termination fees are outlined in your lease agreement.

For renter's, we require valid and verifiable income of at least 3x the market rent. We perform a credit, rental and background check upon application submission. Certain criminal charges and/or convictions could cause a denial, for full disclosure and qualification acknowledgment, contact the community.

Should you choose to cancel your application, you agree to forfiet all fees paid and may be subject to a relet fee depending on the time of cancellatoin. 

Texas Apartment Assocation states late fees are 10% of your rent amount.

If your check is returned for any reason, a $75 fee is charged to your account plus late fees if applicable.

A bus stop is loacted in front of the property as well as a VIA transit station next to the property located on Sydney Brooks Road

Yes! Greenline Park offers biking and running trails less than a mile from our community.
